We are conscious of the recent growth in private property ownership and of the increasing need to minimise Inheritance Tax by putting in place effective Wills and Trusts. We have therefore developed a specialist team of lawyers that provide a wide range of services in relation to all aspects of our clients personal affairs.
Whilst it is true to say that the majority of our residential property work takes place at the upper end of the market, whatever the nature or value of the transaction, our dedicated team are able to provide advice and assistance in relation to a wide range of property matters. Many of our clients are the owners of more than one property in different parts of the country. The history and rural location of many of these properties often brings challenging issues to light that our team are well equipped to address.

Our standard HIP will always contain the necessary documents and searches that are compatible with mainstream mortgage lenders thus removing the need for your buyer's solicitors to delay your sale by submitting duplicates.
The cost will inevitably vary depending on the location and type of property that you are selling and for that reason, we have created a Costs Information sheet to help you decide approximately how much your HIP will cost. We will provide you with up to three hard copies of the HIP and an unlimited number of electronic copies.
We can prepare a HIP whether or not you instruct us as your conveyancers, however if you do instruct us to sell your property you may receive a £100 refund on completion (further details available upon request)
Please download the Order Form and ensure that you read carefully through our Costs Information and Terms of Business. If you wish to instruct us to prepare your HIP you should either complete the Order Form electronically and email this to hips@tanners.co.uk or alternatively, please print and post a copy of this form to our main address for the attention of Bernadette Niemand.
Payment must be made at the time of your order and so please also either send a cheque payable to Tanners Solicitors LLP (please write your surname and postcode on the back of the cheque) or alternatively please contact our Accounts Department if you wish to pay by credit/debit card (quoting your surname and postcode).
